When considering the purchase of waterfront property on Lake Travis, you need to work with a real estate agent with waterfront experience.  There is so much that needs to be considered when purchasing waterfront property, especially on Lake Travis.  Lake Travis is not a constant level lake as the water fluctuates depending on the weather conditions and on LCRA management decisions.  The elevation when Lake Travis is considered full is at 681' and the current flood stage is 715'.  The highest level the lake has risen to was 710.44’ on December 25, 1991. The lowest level it has been was 614.18’ on August 14, 1951.  The average level of Lake Travis is 670'.
 

Potential buyers of Lake Travis waterfront property need to know at what contour of the lake the property is on.  It's important to know that when the lake is down, your boat dock is still floating on your property rather than someone else’s.  You also need to be aware of the elevation of all improvements on the property.  There are many homes around Lake Travis that were built in the flood plain.  This information needs to be obtained and considered before closing.  

To give you an idea of the complexities of Lake Travis, we recently sold a property that had been in a family for over 50 years. The family thought that they owned waterfront, but in reality they did not. They had no idea that their original home and their newly upgraded septic system was on someone else’s property.  Their property line only went down to the 715’ elevation.  The property from the 715’ elevation down to the middle of the lake was owned by another individual who had purchased it many years before from LCRA with the intention of opening a marina.  This is just one example of the many problems that can arise when purchasing waterfront on Lake Travis.  Most issues can be resolved before closing, but you need to make sure you are working with a REALTOR® who has knowledge & expertise of buying & selling property on Lake Travis.

Lago Vista -- Lago Vista is on the rugged and beautiful northshore of Lake Travis only 20 miles northwest of Austin. The community encompasses more than 15 miles of shoreline and is the gateway to the Balcones Canyonlands National Wildlife Refuge.  Most lots are gentle slopes to the water.  Many of the homes are built with the lower level below the 715' elevation.
